The Property
The property at 900 SE Hawthorne includes a two story Mission Style concrete building
with a full basement and an adjoining 7500 sq ft parking lot. The footprint of the
building is 9,115 sq ft for a total building area of 27,345 sq ft. The structure was
built in 1923 and originally used as a meeting hall for a group known as the Improved
Order of Red Men. The first floor of the building has six commercial spaces ranging
from 1,133 to - 2,239 sq ft.

The second floor of the property at 900 SE Hawthorne is used for the Event rental
space known as The Chelsea Ballroom. The two Ballrooms (capacities 317 & 96) as well
as a number of offices and ancillary spaces will continue to be used as a rental
facility for weddings and other special events.

The entire building has received approval for use as "Retail Sales / Commercial
Storefront". We have also confirmed the continued use of second floor ballrooms
as legal Assembly spaces.

900 SE Hawthorne is located just East of the Hawthorne Bridge in the Central Eastside
Industrial District. The district is a historic area with a combination of small
